Sydney Olympic Park Master Plan 2050: Open for Business as NSW Government Opens Expressions of Interest for Future School Site
The NSW Government is unlocking a significant and rare development opportunity at Sydney Olympic Park, inviting developers to engage with one of Greater Sydney’s most exciting urban transformation opportunities. Strategically located between Parramatta and Sydney CBDs, the suburb is now “open for business”, offering a unique chance to deliver high-quality, mixed-use development in an established location, rich in infrastructure, culture, and lifestyle.
To continue the evolution of the suburb, Sydney Olympic Park Authority (SOPA) supported by Property and Development NSW (PDNSW) will commence a two‑stage sale process for the landmark 18,801 sqm Sarah Durack Avenue site, opening the door for developers, education providers, investors and consortia to play a pivotal role in shaping the next chapter of one of Sydney’s most strategically significant precincts.
Master Plan 2050 will see Sydney Olympic Park undertake a major transformation, set to support up to 33,000 residents and 26,000 jobs by 2050. Opportunities of this scale within the suburb’s core are increasingly limited, making this release an exclusive chance for proponents to secure land in a national sporting, entertainment and employment hub.
The Sarah Durack Avenue site offers:
- 18,801 m² of development‑ready land
- No heritage constraints, providing design flexibility
- Planning controls that encourage education and childcare uses
- Strong connection to future mass transit links, major destinations and public open space
- Alignment with the Master Plan’s long‑term vision for a diverse, people‑focused neighbourhood
Early planning work indicates the site could accommodate a school for 660–1,540 students, helping meet the needs of a rapidly growing community.
The EOI period will run from 3pm Tuesday 28 April – 3pm Tuesday 9 June 2026.
Sydney Olympic Park Authority CEO Neisha D’Souza said the site represents a standout opportunity for the private sector.
“Sydney Olympic Park is buzzing with momentum — from new homes and jobs to major transport links on the way. A new school site right in the middle of all this growth just makes sense.”
She said the release is deliberately designed to attract a high calibre of proponents.
“This is a genuine opportunity for the development sector and education providers alike. It’s a chance to create something special — a school and surrounding environment that grows with the community and becomes part of everyday life here.”
“With Master Plan 2050 setting the vision for a thriving, people‑first neighbourhood, this site offers one of the few remaining opportunities to deliver a landmark project in the heart of the Park.”
“This is a suburb with scale, vision, and momentum, we’re open for business and ready to work with the private sector to deliver landmark projects that elevate Sydney Olympic Park for residents, workers, and visitors alike.”
